Types of waterproofing

1.) Exterior waterproofing.  (Stopping the water from coming in)

Michigan Homes typically have clay walls around the house which leads to poor drainage. With Michigan seasons and unpredictable weather, it’s a gamble for when the water will arrive. When it does arrive waterproofing is needed.          To waterproof outside, we will dig preferably by hand along the perimeter of the wall where the water is coming from, we will dig down to the drain tile, we replace drain tile with new flush system. The Flush system is your main concern on keeping water flowing away from your home, once the system is placed we then clean and cover the damaged wall with Mortar. (Cement like substance) The Motor fills the cracks on the wall to prevent leaking. Once dried we seal the wall by applying tar to the whole wall, the tar covers and seals everything. Once applied we cover the tar with plastic, the plastic is the protection of the tar, like an umbrella the water should slide right off, however to avoid even that we place two inch Styrofoam for extra protection over the plastic and wall. When wall is complete, for more water diversion we add filtered rock into the trench followed by the dirt we have dug up. Once everything is complete, we do a well examined clean up to your yard. (This option has a 20 year warranty.)

2.) Interior Waterproofing.  (Water Diversion)

Water Diversion is controlling the water from coming in and out of the home; it’s done by breaking the perimeter of the floor in your basement with a Jack hammer.  Once broke we carefully remove the broken cement out of the basement. We then dig a small trench (size depends on basement) next to the foundation of home. Once trenched we apply perforated pipe covered with waterproofed sleeves, (Pipe size depends on basement) once drained we will attach the pipe to drain bleeders or a sump pump, so that the water can flow instead of sit, sitting water can cause water damage over time. Once the pipe is connected and placed we put in channel cove so if water does come in, it sits on the cove and not the cement. We then fill the trench with filtered rock. The rock creates more of barrier against the water. When completed we will re-cement your basement and do a well examined clean up. (This option has a Lifetime Warranty)

Outdoor waterproofing is very efficient and holds up to 20 year warranty.
Indoor Waterproofing

Indoor Waterproofing

After the breaking of the floor and the digging of the dirt we place the pipe and attach it to your drain, we then attach the Channel cove ( white plastic against wall ) to the footer of the wall, this directs water away from wall and weep holes and to the drain system. We then add Filtered rock to the trench we dug and pour it over the pipe, this is to redirect the water away from specific area and to prevent clogging. We then attach the pipes to the Sump pump and we add rock to that as well. Once complete we will Re cement the hole and do a well examined clean up to your basement.

Sump pump

Sump pumps are used where basement flooding happens regularly and to solve dampness where the water table is above the foundation of a home. Sump pumps send water away from a house to any place where it is no longer problematic, such as a municipal storm drain or a dry well.

They look big and bulky however when completed it will be covered and smoothed over with cement. we wont leave unless it looks nice.

Have you Forgotten?

In 2018 Lincoln Park and other nearby cities had A horrible flood, Wrecked hundreds of basements, yards, patios, etc. With any bizarre weather especially in Michigan, you never know when your basement will flood.

Michigan Basements are usually built with a Block, Brick, or a Poured (solid) Base and you can occasionally see clay, each foundation works fine, However not the best for water drainage. With Block, you tend to have water leaking in through the wall, With Poured and Brick, Water leaks through the cracks of the walls.

Even with the best foundations water can leak from your floor drain, or even the cracks in the floor which are caused by Hydrologist Pressure.

Water will find a way in, and once its in its a pain to get out. with Basement Waterproofing 101 we can manage any water issue your basement throws our way.

Let us help you keep a dry basement.
